When buying a home with a private well, your home inspection should include a well system check up by a qualified well maintenance company to ensure the well is in good working order and the quantity of the water produced meets health standards.

Prior to the inspection, you should obtain your well’s log and maintenance record, either from the owner or the county, which contains information on the history of the well and the ground surrounding it and depth. Contractors must file well logs with their respective county's upon completion of all new wells. However, well owners should also own a copy in case the well needs to be serviced at any time.

Your detailed well and water inspection will include:

There is a FHA standard water well water test that is a little less money than the full compleate water well inspection that can come with ether above or below water well inspection.

Your standard visual well inspection will include:

• A pressure and flow test of the pump.
• A visual building inspection for insulating qualities and weather proofing.
• A visual inspection of the ground drainage and proximity of septic system.
